The Special Minimum Lot Size provision restricts subdividing lots in Houston neighborhoods beyond a minimum size. This effectively prevents the construction of townhouses.
The Map below shows current (as of January 19th, 2024) areas of the Timbercrest Addition Neighborhood which are included in the minimum lot size provision. Areas within the boundary of the thick blue line are covered under the minimum lot size provision. You can see all of Calumet from Sampson to Burkett is included, as well as all of the homes on North MacGregor Way and all homes from Sampson to Tierwester on the South side of Binz.
The map above is a screenshot of the Houston Map Viewer. You can look at this directly in greater detail. In the search bar in the upper right enter your address. In the “Layer List” you can toggle “Special Minimum Lot Size” under the Planning and Development section.
Over the next few weeks, the Board of Directors will be meeting with the Planning & Development department to submit an application in order to prevent developers from building multifamily and commercial buildings in our community (aka Townhouses).
As concerned members of our association, we understand the impact that these developments can have on our quiet a neighborly environment.
To further demonstrate our commitment, Melissa Walters, Andy Moran, or Todd Boring will be visiting your homes in the coming weeks. They will be requesting signatures for a petition
supporting a minimum lot size block. By signing this petition, you are indicating your support for preventing developers from coming into our neighborhood.
Furthermore, we will be reaching out to the homes on Oakdale and Southmore, as well as those homes east and west from us, Sampson to Tierwester. Our aim is to encourage a united front
against unwanted development from Samson to Tierwester and from North MacGregor Way to Southmore.
Once the (6) applications are completed with at least 51% of the block signatures it will take approximately 210 days to approve assuming no protests. Together, we can protect the unique
character of our neighborhood and maintain the quality of life we all enjoy.
