In attendance: Andy Moran, Melissa Walters, Todd Boring
- Board members reviewed items they wanted to discuss with homeowners to finalize bylaws and discussed rules for discussion.
- Newsletter was written and discussed. Approved to mail out.
- Board reviewed website address TimbercrestHOA.org and common email address and Hostgator will host the site and emails. Approved moving forward to purchase domain and host with Hostgator.
- Discussed getting trades and vendors to cover the cost of newsletters. Funds were received from a plumber to cover part of the cost of the first newsletter. Approved.
- Getting the petition and application for no town homes.
- Garage sales are prohibited, but considered once again.
- Senate bill 158 allows homeowners to put up privacy fences must be approved through the ACC and the material that is used. Don’t know if the design, though, has to be approved through the architectural committee.
- Raising HOA dues from $100 to $250. Board of Directors voted unanimously to increase to $250 for 2024. Dues for 2023 would remain at $100.
- Approved continued use of Buildium property management system at a cost of ~$200 a month. It will track homeowner accounts. Homeowners can go online and pay. It tracks the late fees. It tracks Architectural Control Committee violations.
- Discussed hiring a virtual assistant to enter every single piece of paper that’s in the financial files. Approved by board at a cost of $8/hr.
- The association currently has a CD with $3,438.86 and savings account with $1,206.80 and checking account with $549.87
